Ocean Village

The vibe

Ocean Village is Gibraltar's flagship modern marina development, built around a working marina with around 330 berths filled with yachts and motor cruisers. The area has a cosmopolitan, upmarket feel. Restaurants, bars, a cinema, the Sunborn Yacht Hotel, a casino, and King's Bowl bowling are all within a short walk. On warm evenings the quayside terraces fill up with the after-work crowd looking out over the water.

Expect modern apartments built within the last 15 to 20 years: studios, one-beds, two-beds, and penthouses, many with balconies over the marina. Developments such as Ocean Spa Plaza, Imperial Ocean Plaza, and Royal Ocean Plaza are well-maintained with concierge services, pools, and underground parking. Walk to

The town centre and Main Street are around 10 minutes on foot. The border with Spain is roughly 15 minutes. The marina restaurants and bars are on your doorstep.

Queensway

The vibe

Queensway Quay is a gated waterfront estate south of Ocean Village, with a 150-plus-berth marina and a noticeably quieter, more established residential feel. Long-term residents live alongside newer arrivals, and the community has a settled quality that distinguishes it from the livelier marina atmosphere further north. Waterfront restaurants and the sound of rigging against masts set the backdrop for everyday life here.

The property

Queensway Quay was built out in phases. Ragged Staff Wharf was the first phase, built in 1993 by Taylor Woodrow and the oldest wharf on the Rock. Cormorant Wharf followed as the second phase, then Ordnance Wharf as the third complex. King's Wharf at Quay 27, completed in 2012 by the Montagu Group, added a communal pool and on-site gym. The most recent addition is The Sails, 42 luxury apartments and the newest development in the estate. Many properties have direct marina views and above-average finish quality.

Casemates Square and the town centre are a 5-minute walk. Main Street shopping is right there. The Queensway Quay marina restaurants are at your feet.

Upper Town

The vibe

The Upper Town is the Gibraltar that most tourists never see. A maze of narrow streets, centuries-old buildings, and hidden staircases climbing the western face of the Rock, it has a genuinely local feel: neighbours who know each other, church bells from the Cathedral of St Mary the Crowned, and courtyards planted with jasmine. The pace of life is distinctly Mediterranean, and the area has a personality that no new-build development can replicate.

The property

Historic townhouses, converted apartments, and some newer infill developments. Properties have real character: thick stone walls, shuttered windows, wrought iron balconies. Some have been carefully renovated while keeping their heritage features; others are projects for buyers who want to create something special.

Price range

The Upper Town offers some of the best value in Gibraltar for buyers who do not mind the hill. A characterful two-bedroom apartment can be found from £250,000 to £400,000. Fully renovated townhouses with multiple floors range from £400,000 to £700,000 or more.

Who it suits

Anyone who values character over a new-build specification. Couples and small families who enjoy a real neighbourhood feel. You do need to be comfortable with hills and staircases: this is the Rock, after all.

Walk to

Main Street is just below, a 5-minute downhill walk. The Upper Rock Nature Reserve and Gibraltar's Barbary macaque colony are directly accessible on foot via walking routes including the Mediterranean Steps. One important note for 2026: the Gibraltar Cable Car has been closed for a full reconstruction since November 2025 and is not expected to reopen until around 2027. Residents and visitors reach the Upper Rock by walking trail, official Rock Tour operators, or taxi tour in the meantime. The views from many Upper Town properties stretch across the bay to the mountains of Spain and Morocco.

South District

The vibe

The South District feels like a world away from the town centre even though it is only a few minutes by car. Roads are wider, there is more greenery, and properties tend to be larger. Europa Point, at the very southern tip, is where Africa is visible across the Strait of Gibraltar on a clear day. There is a lighthouse, the Ibrahim Al Ibrahim Mosque, a cricket ground, and some of the most spectacular coastal scenery on the peninsula. Town Area / City Centre

The vibe

Right in the thick of it. The Town Area covers the core of Gibraltar around Main Street, Casemates Square, and the commercial district. This is where the shops, cafes, banks, and Government offices are, and where the daily rhythm of Gibraltarian life plays out at its loudest. Step outside and everything is within a few minutes' walk.

Mostly apartments, from compact studios to larger period flats. Some buildings are historic with high ceilings and original features; others are more modern. Space tends to be at a premium, and properties are generally smaller here than in other areas.

Town Centre properties generate gross yields of 5 to 7% (per Chestertons Gibraltar quarterly market reports), among the strongest on the Rock because demand from workers who want to live centrally is permanent and consistent. A one-bedroom apartment typically costs £200,000 to £350,000. Two-bedroom properties range from £300,000 to £500,000. The trade-off is size for location.

Who it suits

Singles and couples who want to walk everywhere, eat out regularly, and be part of the daily social scene. Ideal for people who work in the town centre and value a zero-commute lifestyle. Buy-to-let investors who prioritise yield over capital growth often favour the Town Centre.

Walk to

Everything. Main Street, Casemates Square, the courts, Government offices, the harbour, and the border are all within a 10-minute walk at most.

Westside

The vibe

The Westside faces the Bay of Gibraltar, looking out towards Algeciras and the mountains of Andalucia. It has historically been the most residential and most affordable area on the Rock, and newer developments are gradually raising the specification without yet lifting prices to marina-area levels. The sunsets from the Westside are genuinely spectacular, particularly in summer when the sky turns orange over the bay.

A mix of older tower blocks, mid-rise apartments, and newer developments. Europlaza on the Westside reclamation is a 14-floor building offering mostly three and four-bedroom apartments. The housing stock varies in age and quality: older buildings often deliver larger floor plans at lower prices, while newer developments compete on specification.

Who it suits

First-time buyers, yield-focused investors, and families who need more space than the marina areas allow at their budget. Anyone happy to be a slightly longer walk from the town centre in exchange for bay views and lower prices will find the Westside works well.

Walk to

The town centre is a 10 to 15 minute walk depending on exactly where you are. The Westside has its own local shops and amenities, so everyday needs do not require a trip into town.

Which District Is Right for You?

The right area depends on your priorities. If marina views and a lively waterfront lifestyle are top of the list, Ocean Village or Queensway Quay is your starting point. If character and community matter more than a modern kitchen, the Upper Town has the kind of soul that new-build developments cannot manufacture. If you need space for a family, the South District delivers. If convenience is everything, the Town Area puts Gibraltar's daily life at your feet.
